Terms and Conditions:

A deposit of 25% is payable on booking either by bank transfer or cheque. The full balance must be paid six weeks in advance. In the event of cancellation we will do our best to re-book and refund any balance monies that have been paid less any extra advertising costs or reduced rates that we have had to negotiate. For the avoidance of doubt deposit monies are non-refundable. You are advised to consider a holiday insurance policy that includes a cancellation section.

Prices stated are cash prices. Any charges made by a bank must be re-imbursed by the Holiday maker.

A good house-keeping breakage/damage deposit of £50 is also payable on booking. We do not normally charge for small breakages but would be grateful for notification of items damaged so that they can be replaced in good time for subsequent guests. Items that are charged for are for example leaving large amounts of washing up, not washing oven pans and not clearing up ash from the fire. Deposits will be re-paid by cheque within two weeks of termination of the rental period. Large breakages will be invoiced and charged.

Check in time is 4pm of the day or arrival and check out 10am. If this doesn't work for you please let us know. The cottage is often ready earlier and there is space available to leave luggage if need be.

One dog can be accommodated by special request and a £15 extra charge (which goes towards extra cleaning). Dogs must be kept on a lead at all times when outside the cottage to safeguard the children and other animals around. No fouling is allowed in the garden or paddock areas and guests are requested to clear up after their dog. Dogs are not allowed on the bed or any furniture and must not be left in the property unattended.   

 Rental includes bed linen, towels and electricity.An extra put up bed or travel cot can be supplied at an extra cost of £5. A booster seat is available on request.

Fuel for the fire can be purchased at the petrol station in Crook of Devon. Guests are not permitted to enter the owners barns and help themselves to coal and logs.

 Smoking is not allowed inside the cottage. If smoking outside plese dispose of butts sensibly.

 No liability can be accepted and no compensation paid where the Holidaymaker or his personal property (and/or any person and/or their property in the Holidaymaker's party) suffer any loss, damage, injury, disappointment, inconvenience or otherwise, or where the perfomance or prompt performance of any obligations are prevented or affected by "force majeure" meaning any event which the Property Owner could not have forseen or avoided including war, threat of war, riot, civil strif, industrial action, terrorist activity, natural or nuclear disaster, fire, adverse weather condition's closure of international borders, disease, non-availability of transport services/utilities and all similar events outside the control of the Property Owner.
